PSS2 is a one of the most established commercial hubs in Petaling Jaya. It is also known as the largest district of Petaling Jaya. It neighbours Damansara Jaya, Damansara Utama, SS17, and SS23 (Taman Sea).

The commercial centre is the focal point of SS2 and contains vast array of traditional shops and restaurants, as well as chic cafes and specialty shops. Among the established restaurants nestled within the enclave are Chow Yan Restaurant, Pelita Nasi Kandar Restaurant, The Cave, Restoran Murni, KFC and McDonalds.

Moreover, there is a 'pasar malam' (night market) in SS2 every Monday and Thursday, held along Jalan SS2/6 and Jalan SS2/10 respectively. In addition, there are plenty of banks including Maybank, Alliance Bank, Southern Bank, Affin Bank, Public Bank, RHB Bank and EON Bank in the area. All these amenities really make SS2 a bustling area right from the early morning till the wee hour at night.

There are several facilities and amenities within SS2 enclave, which include its large park and playground right in the heart of the commercial area. There are also numerous parks including a tennis courts centre in the area. Besides that, there is a police station, fire station and few petrol stations located within the area. There are also schools here, namely SRJK Puay Chai and SRK Taman SEA.

The commercial spot of SS2 is surrounded by 2-storey terraces. Some of the terraces (which are facing the commercial centre) have been transformed into bridal houses and shops. Plus, there are also several condominiums including Ameera Residences, Jasmine Towers, and Five Stones.

For shopping and leisure, SS2 is surrounded by large shopping centres such as Tropicana City, Giant Kelana Mall, One Utama, Jaya 33, The Curve, e@Curve, IKEA and Ikano. In terms of accessibility, the enclave is easily accessible from Lebuhraya Damansara-Puchong (LDP), Sprint Highway and North-Klang Valley Expressway (NKVE). In addition, it is also accessible from Rothmans roundabouts and Jalan Universiti.

Analysis

Most terrace houses in SS2 are very old and some of them have been refurbished into modern homes and even commercial outlets. The residents of these homes are mostly Chinese old folk with large family. In addition, Ken Damansara I, Casa Damansara 1, Casa Suites and Tropicana City Tropics are actually part of SS2, but they are marketed to be located in their own enclave called Damansara Intan. Also, there are few blocks of low-cost flat nestled in SS2.

Besides old homes, the enclave is now booming with numerous of modern residential, which are mostly condominiums such as Ameera Residences and Five Stones - mostly are located at Jalan SS 2/72. There are strong demands for the new residential developments, however the demand is not very well for older high-rise residential such as Jasmine Towers. There is a huge gap between the price of the new and old condominiums.

The area surrounding SS2 is too congested and busy with commercial activities. The environment is not too suitable for raising family as the air is quite dusty and the overall surrounding is noisy at most times. Moreover, a lot of cars using residential roads to avoid traffic jam - that might harm little kids who are playing in front of the house.
