Analysis
There are plenty complaints heard by the residents of Menara City
One, which mostly about maintenance issue. Among their complaints
are lack of maintenance, poor lighting in the car park, cracks in
the building, noise, air pollution and open burning near the
entrance to the car park. Most problems were caused by its bad
managements – City One Sdn Bhd and the City Hall (which was handed
over in 2003).
Due to bad maintenance, owners of Menara City One have neglected
paying maintenance fee, which the amount was closed to RM6 million
in arrears back then in 2008. As the strata title should have been
given by now, there is almost no chance for the new committee
management to get the money to refurbish and revamp the condominium.
Besides that, there are plenty of commercial foreign workers
residing in Menara City One as well. They include Indians,
Bangladeshis and Nepalese. Some residents claimed that they use the
swimming pool for bath and even for brushing teeth.
For several years, the subsale price of Menara City One keeps
depreciating even though its immediate neighbours such as Maytower
and The Capsquare Residences prices keep going up. Besides that,
there are several units on auction can be found at reserved price
below RM200,000.
