Analysis
The latest development in SS15 is First Subang, a shopping mall cum
office suites development. It comprises two towers of office suite
on top of a 5-storey retail podium. There are a total of 130 office
suites complete with several facilities including 24-hour security
with CCTV, rooftop Zen garden, a fitness centre and WiFi connection
at common areas.
Investment wise, properties in SS15 are undoubtedly good for
investment. The terrace price appreciates from time to time, and it
also generates high rental yield due to high demand from students.
There is still potential for the price to escalate even further due
to the LRT extension line development. Besides that, there is an LRT
Station under construction along Jalan Jengka in between SS15 and
SS17.
As for commercial, those shop-offices still have potential to
appreciate even higher in terms of rental and price due to the large
population of upper-middle class people in the Subang Jaya. Most of
the terrace houses in SS15 are very run down and need a lot of
renovation to make the house liveable and new. The subsale units of
these houses are very limited, hence, they are very expensive.
