SS14 is a large commercial and residential enclave located just off
the busy Persiaran Kewajipan and NPE highway in Subang Jaya. It
comprises single and 2-storey terrace, semi-detached houses and shop
lots. It was completed back in the early 80s and like many houses
built during then, they have bigger land areas compared to the more
recent developments.
Amenities wise, there are plenty of eateries, a wet market, petrol
stations, convenience stores, a police station and fire station
close by. There are also many popular restaurants located in SS14.
For healthcare, there are two well-known private medical centers
less than 5 minutes away at the Sunway Medical Centre and Sime Darby
Medical Centre Subang Jaya.
For shopping and leisure, there are plenty of shopping malls nearby
such as Sunway Pyramid, First Subang, Citta Mall, Oasis Square,
Subang Parade and Empire Subang, all within a short driving
distance. The police station and fire station are located nearby in
SS17. Besides that, there are two pedestrian bridges in the enclave.
The first bridge is from SS14 to USJ 2 through the KESAS Highway and
the second one is connecting pedestrians between the SS14 and SS15
through the NPE Highway.
SS14 is surrounded by many educational institutions ranging from
kindergartens, primary and secondary schools and tertiary
institutions. Within a 2 km radius, there are many colleges such as
Taylor’s University College, Metropolitan College, Inti College,
Segi College, Monash University and Sunway University. In terms of
recreation, there is the 3K sports complex, Subang Ria Park and
Sunway Lagoon. There are outdoor parks within the enclave as well.
SS14 has an excellent connectivity as they are served by a large
network of roads and highways connecting it to many popular
destinations. It is accessible via KESAS Highway, Federal Highway,
New Klang Valley Expressway (NKVE), Lebuhraya Damansara Puchong
(LDP) and New Pantai Expressway (NPE).

Analysis
Subang Jaya is notorious for its heavy traffic especially during
peak hours. That aside, SS14 is a very good investment due to its
location and abundance of amenities. There are bound to be many who
would like to own or rent a property in SS14, especially students,
working adults and young families. Also, SS14 is a close-knit
community where many residents can take a time out to help make
their surroundings a better place to stay through community service,
forums and newsletters.
Unlike SS15, the shop offices here are only 2 storeys tall and are
rather old, requiring excessive refurbishment for a not very
well-maintained unit. However, the location is excellent as these
shop houses face the NPE and the bustling commercial hub of SS15.
There are also shophouses that face the LRT station at Jalan Jengka
near SS18.
There are many different types and built-ups of terrace houses in
SS14, which may create confusion among interested investors. Most of
the subsale houses in SS14 are usually unfurnished and have not been
very well maintained over the last 30 years. Excessive renovations
may be needed to take into account to make the house look new,
modern and liveable.
