Taman Molek is a freehold
housing development located in the city centre of Johor Bahru. It is
a relatively new development, as this township was only just
completed in the 1990s by the Pelangi Group. The city centre of
Johor Bahru is approximately 20 minutes away as is the checkpoint to
Singapore, while the Senai International Airport is approximately
half an hour away.
Taman Molek is a mixture of housing area, shops and a few
condominiums, with the majority of the houses consisting of single
storey terrace houses while the shops are mainly 3-storey walk up
shop lots. Built-ups of the houses range between 1,128 sf and 2,100
sf with typically 3 to 5 bedrooms and 2 to 4 bathrooms while the
condominiums are between 1,075 sf and 2,410 sf and have between 2 +
1 bedrooms to 3 + 1 bedrooms with 2 to 3 bathrooms. The shops on
sale are at least 1,920 sf.
Prices of the houses in Taman Molek range between RM330,000 to
RM688,000 while the prices of the houses for auction starts from
RM135,000. Prices of the shops are anywhere between RM900,000 to
RM3,100,000 while the condominiums are extremely pricey with the
lowest price being RM560,000 ranging up to RM1,150,0000.
Being a matured development, Taman Molek is a fully occupied
development with many properties for sale. All of the said

built-in wardrobes in the master bedrooms.
As part of a commercial hub that is gradually growing in business
opportunities, residents of Taman Molek are surrounded by a wide
variety of convenience shops, eateries and restaurants, while close
by is the Taman Molek Wet Market. The condominiums in the area have
many fancy facilities that are not shared with landed properties,
such as a Japanese onsen and gardens. While some of the areas in
Taman Molek are gated and guarded, the condominiums have added
security with CCTV surveillance.
Taman Molek is located just next to the Ponderosa Golf & Country
Club which some of the condominiums overlook, while the closest
shopping mall is the KSL City Mall. Both local and international
banks such as AmBank and HSBC are available within the neighbourhood,
as are petrol stations. There is a secondary school within the
housing development as well, along with a number of national primary
and secondary schools in the vicinity.
Taman Molek is a very well connected neighbourhood as it sits just
off the North – South Highway and the Pasir Gudang Highway. Public
transportation may, however, be an issue for residents who rely on
it, as the closest bus stop is an 8-minute drive away on Jalan
Tebrau, while there are no train stations nearby at all.

Analysis
Taman Molek is a highly established development with a high density
of residents, although as the development is well planned, residents
do not feel the density of it. However, traffic is an issue during
peak hours, especially on the main trunk road of Jalan Pandan where
traffic can be at a complete stand still.
The neighbourhood of Taman Molek used to be a non-assuming area,
which slowly began veering toward the upper market as the newer
developments came in with luxury high rises. As such, there is a
good mix of residents, with many of the newer ones coming in being
foreigners who work in Singapore but wish to live in Malaysia.
Johor Bahru is the new hub of property investment in the market
nowadays, and Taman Molek is no different as it is suitably close to
the borders of Malaysia and Singapore. Prices are expected to rise
over time, as deduced by many property speculators. Homes here are
not just an excellent investment, they are also an excellent home
due to its excellent connectivity and amenities within the area.
