The Boulevard, Subang Jaya

The Boulevard (also known as BSJ) is a condominium located in SS12. It is a waterfront resort-style condominium that shares a 6-acre lake with the Holiday Villa Subang Hotel. It was completed in 2007 by EMKO Properties. The Boulevard consists of two tall towers which are designed for mixed use. The two towers each feature six shop lots that can be found on the ground floor. There are also two business offices on the mezzanine floor, and 28 floors of residential apartments. It was built to incorporate a distinct waterside living and a modern, urban oasis. This mixed use building has been built with luxury and designer style in mind.

In addition, it has natural beauty in mind with most apartments having a stunning view of the 6 acre lake and Bandar Sunway. There are only 105 residential apartments in this mixed commercial and residential complex. The original launch price for these properties were between RM 326,800 and RM 2,017,800.

Market Trends Analysis

The Boulevard is a waterfront mixed development. The condominium units are great, especially for those who love greenery and gardens. The communal herb garden as well as the normal garden is a nice touch. In addition, there is a direct access to the lake from the residence which is an advantage.
Due to its strategic location, there are plenty of amenities nearby. It provides stunning lake views and quiet surroundings. It enjoys accessibility from a large network of highways. However, traffic congestion is unavoidable in the area due to many commercial areas and education institutions nearby.
